From Edinburgh Street it reads as a plain red-brick warehouse in Oakleigh South, which is the point. Fetish House, open since 2000, was purpose-built inside that shell as a BDSM venue rather than a brothel with a dungeon added on. Arrival is through the roller door on Milgate Street, where guests drive in and park undercover, out of sight.

Six equipped play rooms sit behind it, each painted a saturated colour: oxblood red, violet, electric blue, one pared back to grey concrete. One room pairs its equipment with a tiled spa bath. Sessions run with Mistresses, Masters and other fetish providers, beginners included, and whole rooms can be hired privately.

Weekdays 11am to 7pm, weekends noon to 6pm, both later by arrangement. Wednesdays and Saturdays are pre-booked only.
